A contained problem
A failed flashing detail or damaged patch can be repaired when the surrounding covering and supporting material are suitable. The inspection traces the entry point and the repair boundary.

A useful roof budget starts with the roof surface and the work underneath it. Use this architectural-shingle example to plan, then see what moves an individual project beyond the range.

For a 2,000-square-foot roof surface, this Oklahoma/OKC-area architectural-shingle planning model gives a range of $9,000 to $15,000. It assumes one existing layer, normal access, moderate roof complexity and usable decking. The figures were checked October 27, 2026.
That example gives the budget a starting point. A steep roof, extra tear-off layers, cramped access or damaged decking changes the amount and kind of work. A smaller repair is a different job, and this replacement model does not supply a repair price.

| Part of the example | What it means for the budget |
|---|---|
| 2,000 sq. ft. of roof surface | The sloped surfaces being roofed, not the home's living-space figure. |
| Architectural asphalt shingles | The selected covering in this model. Metal, membrane and other systems need their own scope and pricing. |
| One existing layer | Ordinary removal of that layer is included. Additional layers increase removal and disposal work. |
| Normal access and moderate complexity | The example does not account for unusually steep slopes, difficult material delivery or a heavily broken-up roof. |
| Usable decking | Damaged wood or structural work needs a property-specific allowance. |
This is a regional planning model, not a quote for a Yukon property. The roof inspection and agreed project scope establish the actual price.
Garages, porches, overhangs and roof slope all affect the surface that needs covering. A two-story home's total living space also includes an upper floor, while its roof covers the footprint below. That is why two homes with similar advertised square footage can need different amounts of roofing.
The calculator handles the surface or footprint distinction. Leave its example in place if you do not know the roof size or pitch. There is no reason to climb onto the roof to use a planning tool.

A leak does not automatically call for a new roof. The budget follows how far the problem extends and whether new work can connect to sound surrounding material.

Explore roof repairBrittle shingles, wet wood or an earlier patch can widen the work beyond the visible stain. The size of that affected area determines whether a larger repair remains a sensible choice.
Broad deterioration, repeated failures or an assembly that cannot accept a sound repair changes the decision. Replacement addresses the covering and the details that tie it into the building.
Explore roof replacementThe shingles are only the visible layer. Removing them exposes the wood that supports the new roof and the condition of surrounding edges and transitions. Soft, split or otherwise unsound decking changes the work because the new covering needs a sound base.
Flashing at walls, chimneys and roof openings also has to work with the replacement assembly. Reusing an incompatible detail just to keep the starting number intact leaves the water-entry problem in place. The scope should address the condition found and how changes will be agreed.

| Driver | Why it changes the work |
|---|---|
| Surface area and roof shape | More covering and more intersections change material quantities and installation work. Valleys, dormers and multiple levels add details beyond one open slope. |
| Pitch and access | Steeper or harder-to-reach work changes setup, handling and the work needed to complete the roof safely. |
| Existing layers and disposal | Additional tear-off material takes more removal and hauling. |
| Decking and structural condition | Wood replacement and structural repairs are separate from placing shingles over a usable deck. |
| Flashing and roof openings | Chimneys, walls, pipes and skylights need details that connect to the chosen roofing system. |
| Project classification and permits | Applicable permit charges follow the actual work and jurisdiction. They are separate from a blanket material price. |
It is a planning example for 2,000 square feet of roof surface using architectural asphalt shingles under the stated conditions. An actual price depends on the measured roof, access, material and work scope.
No. Those systems have different material, attachment, insulation and flashing requirements. A commercial roof also needs a scope built around the building and its use.
The commercial roofing page explains those decisions without borrowing the shingle model's price.
A repair makes sense when the problem is contained and the surrounding assembly can support it. Repeated patching of a covering that is failing broadly changes the value of another repair. The inspection establishes which situation the roof presents.
It assumes usable decking. Damaged wood, structural changes and other hidden work need to be addressed in the actual project scope rather than hidden inside a generic per-square number.
