Westport roofing around Commerce Street and 17th Street

Commerce Street crosses the northern part of Westport Commerce Park, and 17th Street connects it to W. Vandament Avenue. Westport Boulevard runs along the eastern side. The recorded park lies west of that boulevard and north of Vandament, with an irregular north line and a tract near Vandament specifically left outside the plat.

The recorded Commerce Park plat shows the streets and excluded tract. Westport Office Park, Westport East, Westport West and Westport 66 are separate additions in the City's interactive map. The shared Westport name does not make their development plans or property requirements interchangeable.

If you know the building as simply Westport, send the street address. There is no need to work out the subdivision before requesting an inspection. The address identifies the property; the covering and assembly on that building determine its roofing options.

Fit roof access around the property's actual drive and use

  1. Identify the space below the roof

An office, workshop and stockroom have different exposure during tear-off or repair. The scope needs to account for what is below the affected roof section, who uses it and how equipment or stored goods will be protected. Tell us the use and the problem you have noticed; identifying the roof system is part of the assessment.

  2. Keep the main drive usable

The approved plan for 912 Westport Boulevard, Lot 2, Block 1, allows office, retail and office-warehouse flex uses and shows one main drive from Westport Boulevard. The posted 912 Westport design statement gives that property a specific access layout to account for when locating a lift, dumpster or material delivery.

That plan applies to that parcel. For another building, the work area needs to fit its own entrance, service access and deliveries. Space below the affected roof section also matters: an office in use and goods in storage need different protection arrangements.

  3. Resolve any public-road work separately

If the proposed setup involves work in the public right-of-way or a road/lane closure, involve Yukon Development Services before setup. The City's linked road right-of-way form requires 48 hours' advance notice for road/lane closures and a traffic plan. Private-site staging and a public-road closure are different scope questions.

Match the repair to the roof above the affected space

The park name does not identify the roof. Metal panels, rubber membranes and welded thermoplastic systems have different connections, and a repair has to match the actual one.

What the assessment findsWhat changes in the work
A metal panel or flashing connectionMovement, attachment, panel laps and the flashing around openings need to be considered together. A bead of coating does not restore a loose or poorly connected metal detail.
An opening in a single-ply membraneThe membrane must be identified before selecting the repair. TPO uses heat-welded seams; EPDM rubber relies on compatible splice and repair products. Those methods are not interchangeable.
A leak at rooftop equipmentThe curb corners, membrane turn-up, metal counterflashing and nearby covering are connected details. The scope follows the opening and any affected material beneath it.
Moisture beneath an intact-looking surfaceWet insulation or deteriorated support enlarges the repair boundary. A sound outer surface does not prove the retained layers are dry.
Broad deterioration or repeated failed repairsA broader replacement comparison needs to account for removal, usable substrate, attachment, insulation and drainage, rather than the new surface alone.

Separate a roof-drain repair from a site-drainage problem

A clogged roof drain, a failed drain connection and a low roof area need different repairs. Clearing a drain restores a blocked route; it does not change a low deck. A new membrane or coating does not add slope or create an outlet where none exists.

Follow the water beyond the roof edge as well. If the project changes an outlet or discharge route, that change belongs in the scope with the property's drainage arrangements. Nearby development names are not a substitute for the actual parcel's plan.

Yukon's interactive map includes drainage easement and stormwater layers for coordination. Development Services can resolve the applicable property records for a proposed change. The map does not measure roof-drain capacity or establish a leak's cause.

Repair, replacement or coating needs a different scope

Repair a contained opening

A local seam, flashing or drain repair works by tying compatible material into sound covering. The opening and any wet or damaged layers need a defined boundary. A small visible defect does not automatically mean the whole roof is beyond repair.

Explore flat-roof repair

Replace an unsuitable assembly

When too much of the roof cannot accept a lasting repair, the replacement needs the existing assembly and building use considered before a system is chosen. TPO is a welded thermoplastic option; EPDM is a rubber membrane with different seam details. Neither is the answer for every building.

Renew a roof that qualifies for coating

A coating needs an eligible, prepared surface and a sound retained assembly. Adhesion, existing repairs, wet areas and drainage are part of that decision. A coating is not a way to leave deteriorated substrate or trapped moisture unresolved.

Yukon permits, broader alterations and roof-debris hauling

The contractor obtains the required reroof permit before work and posts it where it can be seen from the street. The Yukon roofing permit guide explains the local permit and registration distinction.

The posted commercial reroof fee is $112.50, with $4 state and $0.50 city collection charges, totaling $117. That is a permit fee for the classified work, not the roofing project's total cost.

Part of the projectLocal question to settle
Roof covering replacementConfirm the commercial reroof classification and any charges beyond the posted fee lines.
Structural, equipment or building-use changesGive Development Services the whole alteration. Replacing roof support, moving equipment or adapting space for a new use is broader than describing only a new roof covering.
A lift, dumpster or delivery outside the private work areaResolve the proposed public-access arrangement and any applicable right-of-way work before placement.
Removed roofingInclude removal, hauling and disposal in the scope. The City's curbside bulk pickup lists roofing materials as non-acceptable; its residential bulk allowance is not a commercial reroof disposal service.

Posted commercial fee lines checked October 27, 2026. Classification, connected work and current City requirements govern.

Westport Commerce Park Roofing FAQs

What if I do not know which Westport addition the building is in?

Give the street address and what is happening with the roof. Commerce Park, Office Park and the other Westport additions are separate mapped records, but you do not need to identify the plat before requesting help. The address keeps the property's access, permit and roof assessment together.

Does the 912 Westport SPUD apply to every property in the park?

No. It identifies Lot 2, Block 1 of Westport Commerce Park. Its uses and access layout are specific to that property. Another building's roofing scope follows its own approved arrangements and actual conditions.

Can roof work happen around an occupied business?

The plan needs to address the affected interior space, roof access, material handling, tenant activity and equipment. A local repair and a substantial tear-off create different protection needs. The work and site determine the sequence and expected disruption.

Is a coating enough when the roof is leaking?

Only when the existing roof qualifies for the proposed coating system and the failed details are repaired. Wet layers, deteriorated substrate or unresolved drainage can require removal, rebuilding or replacement before a new surface makes sense.
